The Confluence is a mixed-use real estate development that is situated on the confluence of the Snake and Clearwater Rivers in the Lewis-Clark valley on the Southeastern Washington Western Idaho border. The area is famous for the journeys of the explorers Lewis and Clark and the Corps of Discovery the made its way through the area in the 1850s.

Our partner Wayne Aston developer of Sage Creek Moab Is planning t he LC Valley’s only 5-star hotel. This Hotel will raise the bar substantially on the already robust tourism industry. The valley is serviced by two major cruise lines Viking and American Cruise Lines as Lewiston is the west coast’s furthest inland seaport and a sportsman’s mecca. Great fishing, hunting and other outdoor activities abound.

Healthcare

We are partnering with Tri-State Medical to create a high end, alternative medicine Health Spa, and a destination medical facility, that offers a full range of services, including an aging in place center with adjustable services.

Live learn and Play concept that includes student housing for Lewis Clark State College high end river front Condos and several restaurants. We have partnered with Happy Day Corporation to provide food and beverage services for the development. Happy Day is a strong partner that currently owns and operates 13 restaurants and the regional leading catering operation. Tobe Finch is the CEO of this family-owned corporation and is committed to providing great food and experience.

Water Rights

This property has an incredible water right attached to it. 4.33 million gallons per day from the Grande Ronde Aquifer. This is a deep and plentiful aquifer that boasts pristine ancient water. We had this water tested in 2017 and it is world class in purity and mineral content.

This water right is transferable to the district, and it brings substantial leverage to the holder.

Lewiston is currently limited in housing development potential due to water, so we hold a key to opening more land for development. Currently dry ground is going for $3000 to $5000 per acre

AVA

The valley has recently been recognized and granted American Viticultural Area designation. With over 200 thousand potential acres of vineyard property. We are currently recruiting wineries from struggling California locations and seeking agreements with landowners. 

Self-Sustainable

There is a push by various entrepreneurs and business owners to circumvent supply cain issues, particularly in the food industry. Happy day is currently restructuring their food supply to more farm to table and self-grown hydroponically produced vegetables.

Our group has ties and commitments from Invictus Sovereign Real Estate Fund, the Black Card investment group and we are currently working with an EB5 regional center.
